Hands down the most common concern we hear from prospective sellers is “I want to sell, but with low inventory and few rentals available I don’t know where I would live.”
Valid.
Especially in this still hot, seller’s market. However, over the last year we helped dozens of clients make the move into a home they love and sell their existing home as well. Here are a few examples of families who worked with us to make their dreams come true.
Know your buying power
Angela and Jack wanted to move but were concerned they had “champagne taste on a beer budget.” They hadn’t started looking for the new home of their dreams because they believed their current home was worth less than it was. Once we did a market analysis for them to show them what it was worth, they revised their budget, talked to their lender and started shopping for their dream home. The family also worked very hard to prep their home for sale and put all our staging recommendations into place. Thanks to their hard work and our proven marketing plan, the home ended up selling for even more than our original analysis. During the home prep phase, we were able to find and guide them through the purchase of the new home, making the transition seamless.
Know what you want
Sean and Sarah knew exactly that they wanted in the home, right down to the location on Main Street. So, when Bill heard from a seller who was thinking of listing the perfect home for them, he was able to move quickly to put an off-market deal together that benefited both paries. Though it took a while for the dream to manifest into reality, the buyers remained patient but also prepared because they knew we would have to move fast when we found it. Sean and Sarah also remained responsive to our regular outreach and communication and truly worked in partnership with us to meet their home ownership goal.
While off-market sales are the exception and not the rule, they do happen, especially when you work with a seasoned professional who goes to work proactively for you by leveraging contacts, sending buyer letters, and staying connected to other realtors. It is, however important not to think of an off-market transaction as a way to get a discount in home value, but rather a way to fend off the competition. Semantics? Maybe, but we feel its a really important way to think about it. Bottom line, if you want a property to remain off-market, its critical to draft a market analysis supported fair offer or else you risk opening the opportunity up to other buyers. Get creative
Kim and Mario wanted to move from their beautiful mountain view home to a space with a little more privacy and land. They searched with us for many weeks for the perfect spot which would afford them more privacy than the current situation. After an unsuccessful competitive offer situation on a property they liked, they decided to strengthen their bargaining position by proceeding with the sale of their home. Doing so would offer more negotiation power on terms with the home they would ultimately buy. We listed their home for sale with a contingency of going under contract on another home for them prior closing on the transaction. While this is highly unusual, it can work in unique situations like theirs and it gave them more cash for their purchase. Infusing cash into their purchase simultaneously lowered costs and made them more flexible and attractive buyers. We ultimately found a buyer for their mountain view home who loved it enough to wait for it. In just a few short weeks Kim and Mario were under contract on their forever home. Everyone was happy.
Every situation is unique and these stories only scratch the surface of the ways we have been able to help clients who want to move but don’t think it’s possible in this market.
